Smart home for condominiums in Singapore
Updated
Condo renovation comes with MCST rules, facade restrictions and building systems that must coexist with yours. How we plan a smart home that works within them.
A condo is not just a bigger flat. Renovation windows, facade restrictions and building systems such as intercoms and access control all shape what you can do. We plan around them, so the smart home you end up with works with the building, not against it.
What is different in a condo
- MCST renovation rules. Rules differ between developments, covering what can be changed and when. Check your MCST's guidelines before any work begins.
- Building systems. Intercom, access control and lift integration belong to the building. Your system should coexist with them, not try to replace them.
- Limited drilling. Where drilling or chasing is restricted, a wireless-first approach avoids touching the structure.
- Windows and facade. Rules may limit what you can fit on balcony doors and external windows.
How we approach it
- Start from the rules, not the wish list, so nothing in the plan needs to be undone.
- Prefer reversible choices: battery sensors, retrofit modules and devices that can be moved.
- Plan the network early. Large units and thick walls make Wi-Fi coverage a real design question. See our Wi-Fi guide.
Common questions
Do I need MCST approval for a smart home?
It depends on what you change. Anything involving fixed wiring, balcony doors or the facade may be covered by your MCST's rules. Check your development's guidelines before starting.
Will it work with the building's intercom and access system?
We plan for coexistence. What is possible depends on the building's system, which we look at during the assessment.
Can I take the system with me if I move?
Much of a wireless system can move with you. Fixed wiring stays with the home. See our guide on smart homes when you rent, which applies to owners who may move too.
