Smart home planning for BTO flats in Singapore
Updated
The cheapest time to prepare a smart home is before the walls are closed. What we check in a BTO layout, and how we plan it with your interior designer and electrician.
A new BTO flat is the easiest home to get right. Before renovation, switch positions, neutral wires and network points cost very little to settle. After the walls are closed, the same changes mean opening them up again. We review your layout early, so the smart home you want later does not fight the wiring you build now.
What we look at in a BTO layout
- Switch positions and circuits. Where people actually reach for the light, and which circuits are worth automating.
- Neutral wires and back boxes. Many smart switches need a neutral wire, and some need a deeper back box. We mark where to ask for them.
- Network points. Where the router or access point will sit, and which rooms get a wired cable.
- Curtains and windows. Power points near curtain tracks or boxes, and space for the motor.
- Aircon. Where each indoor unit goes and whether a controller can see it.
Working with your ID and electrician
We do not replace your interior designer or electrician. We give you a checklist they can follow, and answer their questions about what each device needs. Wiring in walls and switch boxes is done by licensed electricians, and renovation rules vary, so confirm them with your contractor and the relevant authority before work starts.
Common questions
When should I talk to you about a BTO flat?
Ideally before renovation starts, and before your electrician fixes switch positions. Earlier is cheaper, but it is not a prerequisite, because retrofit options exist for most flats.
Do I need to buy smart devices during renovation?
No. Preparing the wiring and network is enough. Devices can be chosen later, once the layout is final, and changed as products improve.
How much will it cost?
Scope and pricing are quoted after a site assessment. We do not publish package prices that would need a dozen assumptions to be meaningful.

Send us your floor plan and what you want to control. We will turn it into a short list of what to ask your contractor for.
